Today we are just outside of Jackson working in the crawl space of this beautiful home. There was a pin hole in a hot water line which leaked for an unknown amount of time. We will be pulling all the insulation out mitigating the mold and drying the affected materials.

www.cdc.gov states that Exposure to damp and moldy environments may cause a variety of health effects, or none at all. Some people are sensitive to molds. For these people, molds can cause nasal stuffiness, throat irritation, coughing or wheezing, eye irritation, or, in some cases, skin irritation. People with mold allergies may have more severe reactions. Immune-compromised people and people with chronic lung illnesses, such as obstructive lung disease, may get serious infections in their lungs when they are exposed to mold. These people should stay away from areas that are likely to have mold, such as compost piles, cut grass, and wooded areas.

Eric and Justin went to Alpine over the weekend to look at the crawl space in a home that’s still under construction. Because the floor joists were not sealed correctly when they were installed by a different company, mold had begun to grow and water was beginning to seep in through the foundation.

Mold can be very dangerous and go almost unnoticed in some instances. Mold will grow in places with a lot of moisture, such as around leaks in roofs, windows, or pipes, or where there has been flooding. Jared and Mike were at a new water loss job this morning. The water came from an overflowing toilet!

Water is bad enough on its own but when left unattended it can cause the dreaded… MOLD! www.moldepedia.com states that moisture is really the key cause of mold growth since the other conditions on the list are always going to be present in homes. Hearing the word mold can make anyone cringe. It is a word that everyone seems to know but most know little about. After reviewing www.epa.gov website, they share 10 things that everyone should know about mold.

  1. Potential health effects and symptoms associated with mold exposures include allergic reactions, asthma and other respiratory complaints.
  2. There is no practical way to eliminate all mold and mold spores in the indoor environment; the way to control indoor mold growth is to control moisture.
  3. If mold is a problem in your home or school, you must clean up the mold and eliminate sources of moisture.
  4. Fix the source of the water problem or leak to prevent mold growth.
  5. Reduce indoor humidity (to 30-60%) to decrease mold growth by:
    • Venting bathrooms, dryers and other moisture-generating sources to the outside
    • Using air conditioners and de-humidifiers
    • Increasing ventilation
    • Using exhaust fans whenever cooking, dishwashing and cleaning
  6. Clean and dry any damp or wet building materials and furnishings within 24-48 hours to prevent mold growth.
  7. Clean mold off hard surfaces with water and detergent, and dry completely. Absorbent materials such as ceiling tiles, that are moldy, may need to be replaced.
  8. Prevent condensation: Reduce the potential for condensation on cold surfaces (i.e., windows, piping, exterior walls, roof, or floors) by adding insulation.

If the visible signs go unchecked, the mold grows into drywall, wood beams and other parts of the home. In addition to physical damage, there are the health effects that mold can have on some people. Each of these threats requires remediation to remove them; this may involve cleaning only, but cases that went unnoticed for an extended period require removal and replacement of damaged property.

These duplexes were poorly built which unfortunately created an oasis for mold, LOTS and lots of mold. There was also damage to a large portion of the exterior as well as some interiors on every building within this subdivision. In this instance we came in after the initial tear out. We hepa vacuumed, disinfectant sprayed, and painted to seal. This was a very time consuming project and on top of that we had to deal with the weather elements to make sure everything dried properly. There were a lot of extra expenses on this job that could have been avoided if it was just done correctly the first time.

Mold should always be considered as a matter left to the professionals. These fungi develop into large colonies from mold spores which are in nature all around you. Spores are in virtually every household, lying dormant, waiting for the right conditions to start a bloom. This SERVPRO loss was reported in a home that is under construction and did not have any house wrap on it. This lack of preparation naturally exposed all of the framing and plywood to the outside elements.

The area had received a large amount of rain during the building process and as such, the main floor had soaked up a significant amount of water.

As winter approached and temperatures became cooler the floor was unable to dry out. The combination of the wet flooring along with the crawlspace not having the proper ventilation needed encouraged mold to start to grow on the bottom of the sheeting.

The SERVPRO inspection showed that the whole main level had mold on the bottom side of the plywood.  Mold Remediation was necessary but the contractor was instructed to wrap the house correctly before any work began.
